Kilbourne Group Breaks Ground On ‘The Landing’ Mixed-Use Project At 1001 NP

Kilbourne Group has broken ground on a $30 million mixed-use project at 1001 Northern Pacific Avenue in downtown Fargo. The project is dubbed The Landing at 1001 NP, in a nod to the site’s historical roots as a planing mill served by a Northern Pacific rail spur. The project is designed to create a strong welcome to Fargo’s walkable downtown as visitors enter from the 10th Street underpass.

Situated on the west edge of downtown, in the burgeoning neighborhood of Wild Terra Cidery, Brew Bird, and the Historic Union, home to Pixeled Brewery and Rough Cut Social, 1001 NP will include:

  • 154 apartment units, with a mix of studio, 1-, 2-, and 3-bedrooms
  • 217 parking stalls, enclosed on-grade, enclosed underground, and surface parking
  • 5,000 square feet of restaurant space on the ground floor, to include a large outdoor patio

“We really wanted to establish a gateway to this evolving neighborhood,” said Deb Wendel-Daub, Kilbourne Group senior project manager. “We incorporated design elements on the exterior and interior to root the new project in the site’s history with the railroad, including a platform along the south side of the project which provides those apartment residents with an elevated outdoor deck area.”

Other unique elements of the project include five 2-story walk-up units on the north side with private entrances, an outdoor patio for residents featuring grilling stations and lounge seating, and several other units with direct access to the outdoors.

“When you reach The Landing, you’ll know you’ve entered downtown,” said Wendel-Daub.

Kilbourne Group has partnered with BC Contracting, based in West Fargo, for construction.

“We are excited to team with Kilbourne Group to build their next landmark project at the western edge of downtown, “said Casey Jackson, Vice President of BC Contracting. “This project aligns with our core competency and passion: developing and building multifamily housing, both affordable and market-rate, in Fargo-Moorhead, and around the country. We are eager to get started with the transformation of this notable site over the next 20 months.”

On October 14, 2020, the utility work and demolition of the buildings begins, followed by the excavation for underground parking. Concrete footings and precast concrete will start in December and go through the winter. The building is scheduled to open in the summer of 2022.

“The team has been working hard through the uncertainly of the last number of months and we are thrilled to be starting construction on The Landing at 1001 NP,” said Nate Lotvedt, senior construction manager of Kilbourne Construction Management. “This mixed-use project aligns with the goals of the Downtown InFocus plan by creating another great place to live downtown. We are grateful to add to the already exciting up-and-coming neighborhood.”
